Commentary: Assessors should use property sales data from the last three months of the previous year

COMMENTARY FROM BARRY GOULD 8-21-07

1. The county assesses values as Jan. 1st each year.

2. Since midyear 2005, the market has been changing very rapidly.

3. The data in the last quarter give a better picture of the true market than averaging the entire previous year.

4. In the last quarter of 2005, the average sale prices on Anna Maria Island were:

  Single family residences:   $733,663.
  Condos:                          $500,100.

  Combined average:          $616, 881.

5. In the last quarter of 2006, the average sale prices on Anna Maria Island were:

   Single family residences: $634,532. (Down 13.5%)
   Condos:                         $385,700. (Down 22.9%)

  Combined average:           $510,116. (Down 17.3%)
